Maintenance Manager
to support our 182-room hotel.This is a
full-time
position offering an annual salary of up to £42,000.00, plus benefits. The role entails a
40-hour workweek
with flexibility to work evenings and weekends as needed. You will primarily work Monday to Friday, with occasional weekends to ensure the continuous upkeep of our hotel.Hotel details: 6 floors, 2 lifts, about 40 car parking spaces, bar and restaurant, outdoor terrace, triple glazed windows, fully air conditioned and an entirely electric, non-gas-reliant property.Experience: candidates with a background in trades such as painting, plumbing, or electrical work are preferred.Responsibilities
To maintain the efficient operation of all mechanical and electrical equipmentKeep sufficient stocks of consumable goods for use in the case of hotel general maintenanceOn a monthly basis, in conjunction with the Head Housekeeper and General Manager, carry out a survey of the hotels condition. Following the condition survey, implement remedial works using own skills to finishes that require attention (wall covering or paint).Ensure that all drains and sewage systems are fully operational and functioning correctly.Work closely with the General Manager and Finance Department with regards to all aspects of maintenance functions and control of expenditure.Play a key part in energy conservation activity including meetings and recording of action taken.Consider how activity within the department impacts the environment; participate in recycling and reducing the hotel’s carbon footprint.Monitor the performance of maintenance contracts in liaison with the wider team, GM and in accordance with Company policy and legal requirements.Ensure that policies regarding lifts, fire alarm systems and pressure vessels are maintained in accordance with insurance requirements.Coordinate with the Reception Team Leader to manage spare keys for bedroom stock securely and distribute as required.Ensure hotel paging systems are kept in full operational mode.Collect information daily from all departments related to equipment or defects that could disrupt day-to-day operations and implement remedial actions promptly.When using local contractors, obtain three quotations if not bona fide nominated contractors/suppliers.Liaise with the Area Maintenance Engineer and Local Authorities regarding planning consent, building control, and regulations before localised work is carried out.Be prepared for out-of-hours call-outs due to emergencies.Where applicable, be responsible for training hotel-based maintenance personnel and record all training carried out.Attend heads of department meetings and training sessions as requested by the hotel General Manager.Qualifications
Candidates should have a minimum of 3 years of experience in a similar role, preferably with 2 or more in a supervisory capacityKnowledge of mechanical, electrical, plumbing (MEP) systems, HVAC, fire safety systems, lifts, and energy management systems (EMS)Strong understanding of preventive and reactive maintenance proceduresFamiliarity with building management systems (BMS), especially for newer propertiesExperience with vendor management and coordinating with external service providersAbility to read technical drawings and manuals (electrical/plumbing layouts)Familiarity with local safety, health, and environmental regulationsStrong leadership and team management capabilitiesGood problem-solving and crisis management skillsEffective communication and reporting skills (written and verbal)Ability to work under pressure and handle emergency repairs with minimal downtimeCustomer-focused mindset to minimise disruptions to guestsAdditional Information
