Senior Quantity Surveyor

The Senior Quantity Surveyor will be responsible for managing all commercial and contractual aspects of assigned projects. This includes procurement, cost reporting, valuations, payments, pricing contract variations, and handling commercial correspondence. The role will primarily be based at head office with regular site visits, and may include managing a trainee QS depending on the scheme.
Key ResponsibilitiesCommercial & Contractual Management
Prepare tender and contract documents, including reviewing client amendments to JCT contracts.
Undertake cost analysis for tender returns and feasibility studies.
Advise on procurement strategy and prepare procurement schedules.
Tender subcontract packages in line with procurement schedules, ensuring scopes and inclusions are clear.
Issue internal recommendations for approval with supporting documentation.
Provide advice on contractual claims and commercial risks.
Manage day-to-day commercial activities, ensuring compliance with company procedures.
Cost & Value Reporting
Monthly updating of AFR cost value reports, including current costs, end-life predictions, and prelims forecasting.
Produce accurate CVRs (Cost Value Reconciliation), cash flow, and value flow reports.
Ensure accruals and contingencies are correctly assessed.
Prepare monthly subcontract valuations and client valuations.
Subcontractor & Supply Chain Management
Allocate work to subcontractors and manage subcontractor relationships.
Ensure procurement documentation is standardised and robust, including:
ITT tender cover sheets
Pricing schedules (to become CSA)
Scope of works
Activity schedules
Trade contracts and payment schedules
Chair and document package scope meetings, post-tender clarifications, and pre-order meetings.
Manage subcontractor approval packs, including references, resource histograms, and credit checks.
Monitor subcontractor performance, variations, and contra charges.
Reporting & Documentation
Analyse outcomes and produce detailed progress reports.
Value completed works, issuing payment and pay-less notices.
Present hard copy documentation at monthly meetings, including CVR, accruals, CtC, and procurement schedules.
Maintain accurate records of commercial correspondence and approvals.
Team Leadership
Mentor and guide trainee QS staff as required.
Contribute to a collaborative, solutions-focused commercial team.
Ensure accurate and timely procurement, cost forecasting, and value recovery.
Challenge subcontractor variations and demonstrate proactive management of cost risks.
Maintain full compliance with CML Commercial Management Manual and procedures.
Support health and safety compliance by understanding contractual implications.
Proven experience as a Senior Quantity Surveyor, ideally within a main contractor.
Strong knowledge of JCT contracts and commercial procedures.
Excellent understanding of cost control, risk management, and procurement processes.
Strong negotiation, communication, and reporting skills.
Ability to manage multiple priorities and work to tight deadlines.
Proficiency in relevant software and cost management tools.
Team leadership or mentoring experience desirable.
