Site-Based Project Manager - High-End CAT A Fit-Out

• Location: Newcastle 
• Day Rate: £300 to £325 (CIS)
• Start: 8th September 
• End: 22nd December

We are looking for an experienced Site-Based Project Manager to take full ownership of a multi-floor CAT A fit-out project in Newcastle. You will lead the works on the 4th floor while overseeing and coordinating progress across all levels, ensuring smooth delivery from start to handover.

The project includes:

• 4th Floor: CAT A fit-out
• Ground Floor North: Gym and wellness suite
• Ground Floor South: Office spaces

You will have Site Managers allocated to each floor but will act as the overall lead, coordinating the entire programme.

Key Responsibilities

Pre-Start and Site Setup

• Chair subcontractor pre-start meetings and issue minutes
• Set up the site in line with PCI documentation and prepare all required site files

On-Site Delivery

• Oversee and coordinate all aspects of the project from initiation to completion
• Ensure full compliance with health and safety, contractual and legal requirements
• Conduct site inductions, review and approve RAMS
• Hold regular subcontractor meetings and maintain accurate records
• Manage subcontractors, monitor progress and report any deviations from the master programme
• Work closely with architects, engineers and specialist contractors to achieve project milestones
• Undertake interim snagging, void closures and testing via Site Audit Pro or similar systems

Project Completion

• Complete final snagging for all subcontractor works and ensure readiness for handover
• Deliver a sparkle clean, fully compliant and snag-free project on time

Requirements

• Minimum 5 years of proven experience as a Construction Project Manager, ideally on high-end CAT A fit-out projects
• Essential certifications: SMSTS, CSCS Black Card, First Aid, Fire Marshall
• Beneficial certifications: LOLER, PUWER, Working at Height, Manual Handling, IPAF, PASMA
• Strong knowledge of construction procedures, materials and health and safety standards
• Ability to manage multiple subcontractors and trades simultaneously
• Excellent organisational, communication and leadership skills
• Proficiency in MS Office and digital snagging tools
