Think Rectuitment are working with a highly accredited refurbishment contractor, with offices in Staffordshire and central London, known for delivering prestige interiors on time, within budget, while maintaining exceptional quality.
Their projects span multiple sectors, including Retail, Leisure and Hospitalty.
Role Overview
As a Contracts Manager, you will act as the linchpin between pre-construction and delivery: programming, procuring, and delivering projects. You will collaborate with an established pre-construction team, which includes 2 Quantity Surveyors, monitoring costs and ensuring contractual compliance.
Key Responsibilities
- Take ownership of contract management from mobilization to completion.
- Develop and maintain detailed project programmes, ensuring on-time delivery.
- Lead procurement processes, including tender evaluation and subcontractor selection.
- Negotiate agreements and manage contractual amendments and variations.
- Coordinate with site teams-including site managers, foremen, and in-house labour-to ensure smooth execution.
- Collaborate with the two Quantity Surveyors in the pre-con team on cost planning, forecasting, valuations, and final accounts.
- Maintain close communication with clients
- Lead regular progress meetings, reporting on performance, risks, and updates.
- Ensure CDM, CSCS, CHAS, SafeContractor, and ISO (9001, 14001, 45001, etc.) compliance on all projects
- Uphold in-house standards-leveraging skilled labour and decorating division-to deliver finished work to client standards.
Qualifications & Experience
- Proven experience as a Contracts Manager in refurbishment, fit out, or building services environments.
- Strong understanding of standard construction contracts (NEC, JCT-or equivalent).
- Experience managing programming, procurement, subcontractor coordination, and cost control.
- Familiarity with ISO-certified environments and delivering in a CDM-compliant setting
- Proficient in project management tools (e.g., MS Project), along with MS Office (Word, Excel, Outlook).
- Strong communication, leadership, and organizational skills.
- Full UK driving licence.
