Senior Block Manager
to take ownership of a well-established portfolio comprising
30 residential blocks (approx. 500 units total) . All sites are
unmanned , so the role focuses heavily on
compliance ,
leaseholder liaison , and
major works coordination .You''ll be based from
the Pavilion Club in Knightsbridge , offering a prestigious and inspiring workspace, where you''ll
independently manage your portfolio with full autonomy and flexibility.This is an excellent opportunity for someone who thrives on autonomy, enjoys building relationships with residents and directors, and is meticulous with time management and organisation.Key Responsibilities:Manage a dedicated portfolio of 30 blocks, approx. 500 unitsAct as the main point of contact for
leaseholders ,
tenants ,
contractors , and
directors , both verbally and in writingOversee all
major works
from inception to completion, including the
Section 20
consultation processPrepare, monitor, and manage
annual service charge budgets
and assist with year-end accountingEnsure
statutory compliance
across the portfolio - including
HandS ,
fire safety , and
building regulationsConduct regular
property inspections
to assess maintenance needs, standards, and risksCoordinate and manage
reactive maintenance , including obtaining quotes, instructing works, and liaising with contractorsHandle
insurance claims ,
leasehold sales enquiries ,
Notices of Transfer , and
Companies House filingsMaintain clear and consistent
resident communication , keeping all parties informed of ongoing works and updatesRespond to telephone and email enquiries promptly and professionallyMaintain all digital and physical records in line with internal systemsTake responsibility for overall customer satisfaction within your portfolioRequirements:Prior experience managing a residential leasehold block portfolioStrong understanding of
health and safety regulations ,
fire compliance , and
Section 20 legislationAbility to confidently
prepare budgets , understand leases, and manage service charge accountingExceptional
organisation
and
time management
skillsConfident in managing and building positive relationships with
clients ,
contractors , and
