Freelance Quantity Surveyor – Landmark Residential Conversion

Joshua Robert is delighted to be partnering with a leading national contractor to appoint an experienced freelance Quantity Surveyor on a landmark £35m commercial-to-residential conversion in Poole, Dorset. This flagship, multi-phase development will redefine the local landscape and stands as one of the region’s most significant regeneration schemes.
The Opportunity This is a key commercial role on a high-profile development, offering the opportunity to take ownership of day-to-day quantity surveying activities on site. Working closely with a Senior Project Quantity Surveyor who will attend on a fortnightly basis, you will act as the primary commercial presence, ensuring robust cost control, accurate reporting, and effective coordination across the project lifecycle.
This position is ideally suited to a capable and self-sufficient freelance Quantity Surveyor seeking long-term contract stability on a complex and rewarding scheme.
Key Details
- Day Rate: £350–£500 (CIS or Ltd Company)
- Location: Poole, Dorset (site-based, Monday to Friday)
- Start Date: March 2026
- Duration: Circa 3 years
- Reporting To: Senior Project Quantity Surveyor (fortnightly site presence)
- Act as the lead on-site commercial representative, providing consistent reporting and updates to senior commercial leadership
- Prepare detailed cost reports, weekly commercial summaries, and maintain accurate variation logs
- Undertake site-based measurement, valuations, and verification of subcontractor progress
- Manage subcontract packages, including procurement support, variations, and cost reconciliation
- Monitor and track materials and site-based cost movements
- Implement effective change management processes, ensuring all variations are captured, evidenced, and submitted correctly
- Identify commercial risks and opportunities, escalating key issues where appropriate
- Maintain comprehensive and accurate commercial records, working closely with project and site management teams
- Support the preparation of final accounts and project close-out documentation
- Ensure all commercial activities align with project budgets, programme requirements, and client expectations
- Minimum 5 years’ experience as a Quantity Surveyor within the construction sector
- Proven track record delivering commercial or residential projects valued at £10m+, ideally £25m+
- Strong expertise in procurement, measurement, and cost control
- Solid understanding of Design & Build JCT contracts
- RICS accredited or working towards equivalent professional status
- Confident working autonomously with the ability to report effectively into a remote senior team
- Highly organised, detail-oriented, and commercially astute
- Strong communication and stakeholder management skills
- Based in or within commuting distance of Poole, with the ability to work full-time on site
